Nice, no phone number gate is a big plus over most valuation sites. Since it's pulling from Land Registry sales, how fresh is that data usually - is it lagging a few months behind actual completions, and does the estimate try to adjust for that or just show the raw comparable sale prices as-is?
@galdayan hey there, it can take 4-6 months for a sold property to land in the Land Registry database. The database itself is updated monthly. So yes it won't show your house if it sold last week... It will show it in around 4 months.
The algorithm in GaffGuide uses official sold ( or comparable sales ) price data, combined inflation and property size, that's how it gets the estimates. The raw data is listed in the tables ( of other real sales ) but the estimate is not raw data itself. Hope this helps.
@craigjbarber that's a fair tradeoff actually, I'd rather have a slightly lagged estimate that's grounded in real sales than a "live" number that's really just guesswork. Makes sense on the inflation blending too. One more - do you show the individual comparable sales that went into a given estimate, or is that under the hood only?
