10 years in proptech, 15K+ users, now building AI-powered property intelligence

Hey PH community! I'm Landon, founder of ReadyPermit.ai and a few other proptech ventures under Galax Studios.

Quick background: I've spent the last decade in property technology. Started with TinyHomies.com (tiny home marketplace that hit 15,000+ sign-ups), and that experience showed me how broken the property research process is. Every developer, investor, and homeowner faces the same nightmare: hours spent digging through scattered county websites, FEMA maps, and zoning databases just to figure out if they can build on a property.

So we built ReadyPermit -- an AI platform that turns any US address into an instant buildability report. Zoning, permits, flood risk, setbacks, ADU eligibility, development feasibility -- all in about 60 seconds. We've delivered 5,000+ reports and just shipped an MCP server so AI agents can tap into our property intelligence data programmatically.

My son Carson is CTO and co-founder. We build fast -- Claude AI and Bolt.new are our secret weapons for rapid prototyping. We're based in southern Utah and bootstrapping aggressively while exploring our next funding round.
